Job-Beschreibung und Hinweise für Real Estate Portfolio Manager (m/f/d)

Job Description

As a Real Estate Portfolio Manager, you will be responsible for managing the real estate portfolio of stores within the H&M Group, including offices, warehouses, and more, within a specific geographic area in Switzerland. You will be a crucial member of an ambitious team dedicated to facilitating long-term omni growth. Your responsibilities include optimizing the existing store portfolio through targeted lease actions, such as renegotiations and rebuilds, and identifying the best locations for new stores. As a Real Estate Portfolio Manager, you will oversee the real estate portfolio of all H&M Group brands.

Key responsibilities: 

  • Negotiating and re-negotiating commercial and legal terms of lease agreements with landlords
  • Defining the portfolio strategy by developing and maintaining the road map for your geographic area
  • Ensuring full potential by optimizing store locations and types, adding new stores, and optimizing existing ones in your geographic area
  • Recommending full business cases for H&M Board approval, considering market strategy, location requirements, commercial idea, space configuration, economic and legal terms
  • Collaborating with internal functions, including the store design team in Sweden, and other departments such as construction, facility management, merchandising, and legal to ensure the best possible deal for the H&M Group
  • Being responsible for the full P&L optimization in your portfolio, driving long term optimization of absolute profit, sales, and return of investment (ROI). To optimize ROI, you will closely collaborate with the construction department to determine the right investment levels

What you need to succeed:

  • Passion and interest for real estate, leasing, expansion or portfolio management
  • Retail experience and understanding are an asset
  • A business mindset with strong planning and executing skills and a “can-do attitude”
  • The ability to prioritize, remain calm and stay positive in difficult situations and under pressure
  • Enjoyment of teamwork
  • Fluency in English and German is mandatory


Additional Information

This is a fulltime permanent position, starting as soon as possible according to agreement. The role is based in our Office in Zürich, Switzerland and you will report to the Expansion Manager for Austria, Switzerland and Slovenia.
